What the $1 Million Divide Is Telling Us

Waikoloa Real Estate $1 Million

I recently refreshed my Waikoloa real estate market data, and a few trends stood out.

The biggest one is that the market is not moving uniformly. Buyer activity looks different depending on price point and property type, and the higher end of the market is holding up better than some people may expect.

Waikoloa Village inventory is split evenly around $1 million

Current Waikoloa Village single-family inventory is almost perfectly divided:

16 homes are listed under $1 million, and 16 are listed at $1 million or more.

At first glance, that suggests a balanced market on either side of the $1 million mark.

Closed sales tell a more interesting story.

So far in 2026, 46% of Waikoloa Village single-family sales have closed above $1 million, the highest share we have seen at this point in the year.

That is an encouraging sign, particularly in a market where buyers have generally had more time and more inventory to consider.

Higher-end buyers are still transacting

The $1 million-plus segment has remained remarkably resilient.

Through the same point in the year:

Waikoloa Village

  • 2025: 22 sales above $1 million
  • 2026: 23 sales above $1 million

Waikoloa Beach Resort

  • 2025: 16 sales above $1 million
  • 2026: 19 sales above $1 million

In other words, higher-priced transactions have not disappeared. Waikoloa Village is slightly ahead of last year’s pace, while Waikoloa Beach Resort has seen an increase in $1 million-plus sales.

One reason may be that buyers at higher price points are often less sensitive to financing conditions. Cash purchases, larger down payments, and greater financial flexibility can insulate this portion of the market from some of the pressures affecting more rate-sensitive buyers.

Most Waikoloa Village sales still happen below $1 million

Even with that strength at the higher end, the majority of Waikoloa Village single-family activity still occurs below $1 million.

Over the past 12 months, 60% of Waikoloa Village single-family sales closed below $1 million.

That makes the current market particularly interesting.

Most transactions are still happening below the $1 million threshold, but the share of higher-end sales is historically strong.

The takeaway is not that one part of the market is strong and another is weak. It is that different segments are moving at different speeds.

What about Waikoloa Village condos?

Condos operate within a very different price range.

The center of the Waikoloa Village condo market is closer to the mid-$400,000s, so the $1 million threshold is not particularly useful when evaluating condo activity.

For condo owners and buyers, the more important comparison is usually within the same development and price range.

Condition, renovations, location within the complex, monthly HOA or AOAO costs, views, and overall presentation can have a major impact on how one unit competes with another.

Is the Waikoloa market slowing down?

In some segments, yes.

Homes may take longer to sell, and buyers often have more time to compare their options than they did in the extremely competitive markets of recent years.

But slower does not necessarily mean weaker.

The continued pace of $1 million-plus sales suggests there is still meaningful demand in the market. The difference is that buyers have become more discerning about where they see value.

That puts greater importance on pricing, presentation, and positioning.

For buyers, it can also create opportunity. Some parts of the market offer more inventory, more time to make decisions, and potentially more negotiating leverage than others.

The bottom line

The Waikoloa market is still moving.

Higher-end buyers remain active, the majority of Waikoloa Village sales continue to occur below $1 million, and condos are operating within their own distinct competitive range.

The most important thing is understanding which segment your property or search falls into.
